2013 neither bust nor banner year for building activity

The charts at right show last year’s building growth in simple terms based on numbers alone.

They do not show the size of buildings, value, constructions costs or locations.

Examples of these rather important distinctions would be size and/or value of single family dwellings.

Although last year’s number of new homes was fewer than others of the past ten, there was no lack of activity when it came to the rather large and more expensive homes, where records were actually set on the higher end.

For example, one 2013 project in the Town of Webb is for a home that will be nearly 10,000 square feet when finished.

A few others are in the 6,000 to 10,000 square foot range.

As for price, one seasonal residence that started the permit process in 2013 will take an investment of about $10 million before finished, combined construction and land costs.

Additions and renovations are right in step with the previous ten years. Again, there were major and simple projects, just like the variations of size and value for new homes.

Accessory structures, such as garages, boathouses, docks, and sheds, numbered above the average of the past ten years. All with the same swing in size and value just like with new homes or additions. There are simple garages and some really nice boathouses.

Commercial projects were down for the second year in a row. However this area is not subject to substantial commercial growth just by the nature of where we are. We do not have industrial, major retail centers or other types of commercial activity that may be found in other areas.

What will 2014 bring? Who knows. Ask us in a couple months, and maybe we’ll have a better prediction based on phone calls, inquiries, site review requests and permit application activity.
