The Moose River Commons Development project, located between the Strand Theatre and Adirondack Pizzeria, in Old Forge has made a lot of progress in the past month.
As of Thursday, July 3, four foundations had been positioned and two homes lowered into place.
There is space on the property for fifteen to nineteen residential dwellings, said Karen Mitchell, wife of development owner Mike Mitchell.
All-in-all, it took sixteen permits to start the project, she said.
The idea behind Moose River Commons is to provide affordable living for local workers and retirees, Mike said.
The buyers do not have to be year-round residents, but must be substantial residents, who intend to live in the home at least five months of the year.
“We want these homes to be utilized by local residents, yet we also wanted to allow flexibility for the older residents that may winter down south,” Mike said.
The houses are two-bedroom independent, single-family homes with a full basement.
Some of the homes will have space for garages, but not all, Karen said.
They will all meet the Energy Star insulation requirements.
And the entire development will have the convenience of town water and sewer, she said.
There is an initial due of $50 a month for road and walkway maintenance, plowing of snow, lawn mowing, garbage removal (once brought to the dumpster), and more, according to the Homeowners Association (HOA) rules.
All of the homes will have different porches that lead out to the common green area in the center of the housing community. This will also be taken care of by the association, Karen said.
Another part of the property is a peninsula down off the Moose River with a walkway, gazebo and possibly a dock.
Residents will have access to the Moose River and Whispering Falls.
The homes will range from $140,000 to $150,000 in cost.
Rentals, Rent-to-Own, and Outright Purchases with attractive, no-hassle loans will all be available, according to Karen.
Some buildings have already been sold, and other are still available, she said.
